The hidden commercial value of large trees on development sites

For many developers, large trees are often viewed as an obstacle. They influence layouts, constrain infrastructure, reduce developable areas and introduce another layer of complexity into the planning process. When programmes are tight and commercial pressures are mounting, it can be tempting to see tree retention as something that adds cost rather than value. Increasingly, however, the opposite is true, writes Aaron Morley at Ruskins, the tree and soil specialists.
As planning policy continues to place greater emphasis on environmental quality, biodiversity and placemaking, large trees are becoming one of the most valuable assets on a development site. They can improve the likelihood of securing planning permission, reduce planning delays, enhance the attractiveness of completed schemes and when managed correctly, lower both financial and programme risk.
The most successful developers are no longer asking how many trees they can remove. Instead, they are asking how existing trees can work as part of the development strategy.
Planning has become about far more than demonstrating that a site can accommodate a particular number of homes or commercial units. Local planning authorities are increasingly assessing developments on the quality of the places they create, how they respond to their surroundings and the environmental value they deliver. Large trees make a significant contribution to all three.
The National Planning Policy Framework (NPPF) requires planning decisions to contribute to and enhance the natural environment while recognising the multiple benefits that trees provide, including biodiversity, climate resilience, landscape character, flood mitigation and public wellbeing. Existing trees often become an important part of the planning narrative because they demonstrate that a development is responding positively to its site rather than imposing itself upon it.
Developments that successfully integrate established trees frequently create more attractive streets, stronger public spaces and greener neighbourhoods, all of which can positively influence planning decisions.
This does not mean every tree can or should be retained, but it does mean that demonstrating a clear strategy for protecting important trees is becoming an increasingly influential part of the planning process.
Early Tree Retention Can Reduce Planning Delays
One of the most common causes of planning delays is the need to revisit site layouts after environmental constraints have been identified too late. It is not unusual for architectural designs to be well advanced before detailed arboricultural surveys reveal that buildings, roads or drainage infrastructure conflict with important trees or their root systems. At that point, redesign becomes unavoidable, adding both time and cost to the project.
Commissioning a BS5837 tree survey at the earliest stages allows the development team to understand the site's opportunities and constraints before significant design work has been completed. Building layouts, highways, service routes and public open spaces can then be developed around the existing landscape rather than continually revised as new information emerges.
Early arboricultural input also enables meaningful discussions with local planning authorities, reducing the likelihood of objections or requests for significant amendments later in the planning process. In many cases, the cost of early surveys and design coordination is insignificant compared with the expense of redesigning an entire scheme.
Understanding Root Protection Areas
One of the most important concepts developers need to understand is the Root Protection Area, commonly referred to as the RPA. An RPA represents the area surrounding a tree that contains the roots essential for its long-term health and stability. Calculated in accordance with BS5837:2012 – Trees in Relation to Design, Demolition and Construction, it establishes a notional protection zone that should normally remain free from excavation, soil compaction, changes in ground level and other construction activities that could damage the root system.
The significance of an RPA is often underestimated because most of a tree exists below ground rather than above it. While a large tree may appear unaffected during construction, damage to its roots can create problems that do not become visible until several years later. Excavations for foundations, heavy construction traffic, temporary site compounds and poorly located material storage can all affect root health long before symptoms appear in the canopy.
This is why RPAs influence much more than tree protection fencing. They often affect the location of buildings, roads, drainage systems, service corridors and temporary construction activities throughout the life of a project.
Understanding these constraints early allows designers to incorporate them into the overall site strategy rather than treating them as unexpected obstacles during construction.
As well as planning considerations, large trees contribute significantly to the commercial appeal of completed developments. Research consistently demonstrates that access to green infrastructure improves wellbeing, encourages outdoor activity and enhances perceptions of place. Trees provide shade during increasingly frequent periods of extreme heat, improve air quality, intercept rainfall and help reduce surface water runoff, while also creating immediate visual maturity that newly planted landscapes may take decades to achieve.
For prospective purchasers, these qualities are often just as important as the buildings themselves. This is because developments that retain established trees frequently appear more settled, more attractive and more desirable from the moment they are completed.
Tree Protection Is Good Project Management
However, protecting large trees during construction is often viewed as an environmental responsibility, but it is equally an exercise in effective project management. Clear tree protection plans, carefully located construction compounds, controlled access routes and regular site monitoring reduce the likelihood of accidental damage that could lead to enforcement action, redesign or programme delays.
When contractors understand exactly where they can operate and which areas require protection, construction can proceed with confidence rather than uncertainty. Good arboricultural planning therefore supports efficient construction just as much as it supports environmental compliance.
There was of course, a time when the first instinct on many development sites was to remove as many trees as possible before construction began. That approach is becoming increasingly difficult to justify.
Planning policy has evolved. Biodiversity Net Gain has altered the environmental landscape. Local authorities expect higher-quality placemaking and communities increasingly value developments that respect their natural surroundings. Trees have become an integral part of that conversation.
Rather than seeing them as a constraint on development, developers who engage with arboricultural specialists early are discovering that large trees often provide solutions as well as challenges. They help shape better layouts, strengthen planning applications, reduce programme risk and create developments that are more attractive to buyers, occupiers and local communities alike.
The most successful developments rarely emerge from removing every site constraint. They are created by understanding those constraints early enough to turn them into opportunities.
Large trees represent decades of natural growth that cannot be recreated within the timescale of a construction project. They provide environmental, commercial and planning benefits that continue long after the final home has been occupied or the last commercial unit has been let.
For developers focused on programme certainty, planning success and long-term value, the question therefore is no longer whether trees should be retained wherever practical.
The real commercial question now - is whether a development can afford to lose them.
